THE PURCHASING PROCESS

As your Real Estate Team, we will work with you to find the perfect property.  Using our state of the art technology we will provide for you accurate and up to date reports containing information on the available properties.  Our systems will allow us to electronically inform you of the recent listings and sales on a regular basis. 

Elizabeth provides a great tour of the area as an important step towards your decision making process.  Your tour will include, a personal guide through the neighbourhoods showcasing examples of the various properties available for sale.

When working with our TEAM, property viewings can be arranged 7 days a week (with approximately 24 hours notice). 

Once you have found the property that is right for you, reviewed all of the listing and sale history that we provide, and are ready to make an offer, all of the paperwork is prepared by our team.  Every offer and negotiation is different; therefore we will walk you through the process step by step.  As your Real Estate TEAM, we are available for you 7 days a week and will endeavor to keep you apprised of everything you need to know to complete a successful purchase.

PROPERTY TYPES

There are many different property types in Whistler.  Here are some brief descriptions that will help you decide what type of property is right for you.

Residential
This is the most common type of property in Whistler/Pemberton/Squamish.  They come in all shapes and sizes such as; Single family homes, Vacant Lots, Townhomes, Duplex or Triplex Units and Condominiums.  They are found throughout the Valley and will vary in price depending on size, location, quality & amenities.  Residential properties can be occupied full or part time by the owners or rented out on a monthly basis to generate income for the owner.  Some properties also contain rental or nanny suites and offer the owner added flexibility of usage.

Phase 1
Found mainly in Whistler Village and Whistler’s Creekside, these properties can be used like a Residential property but with the added flexibility of Nightly or Short Term Rental Zoning.  There are additional fees and GST and Property Tax implications that may apply to this type of ownership.  Every buyer should speak to one of our local accountants when considering a purchase in the area.

Phase 2
Phase 2 properties are located in Whistler Village and Whistler’s Bench land’s.  Mainly condominium units, with the look and feel of a hotel.  Like Phase 1 properties, these properties are zoned for Nightly Rentals, however the Phase 2 Covenant restricts the owner to certain occupancy limits.

Bed & Breakfasts/Pensions
Throughout Whsiter/Pemberton/Squamish, there are a number of properties that feature B&B or Pension Zoning.  Many of our locals enjoy sharing the “lifestyle” with visitors from around the globe as well as the income that can be generated from this type Real Estate.

Commercial

Time Share/Fractional Ownership
In Whistler, Fractional ownership comes in many shapes and sizes and is often sold as Quarter or Tenth Ownership, Weekly Ownership and can also be purchased on a “point system.
